Apartment Building in Turčianske Teplice

The architectural study deals with the construction of a new apartment building with retail space on the ground floor. The building stands in a mixed-use zone between a block of civic amenities and housing characterized by free-standing buildings of 4–12 storeys. The placement of the building takes account of connections to its immediate surroundings and completes the urban composition of a local town centre emerging near intercity public transport stops.

The elongated mass of the building is oriented perpendicular to Hájska Street, its slight skew given by the shape of the plot. With two full residential floors and one partially lightened floor, the building reaches a height of 4 storeys, fitting into its environment without conflict. A different material treatment and the setback of the top floor visually reduce the building to 3, or rather 2 storeys cantilevered above the recessed ground floor. With its clear mass and civic expression, the building will contribute to the cultivation and improvement of its currently architecturally unfinished surroundings.

A typical floor consists of 8 apartments, mostly oriented west towards a small park; 2 apartments are also oriented to the opposite, eastern side. The top floor comprises five larger, mostly 3-room apartments with roof terraces.

The ground floor contains the entrance and technical spaces of the apartment building and one amenity unit with a sales area of approx. 75 m2; the rear part of the ground floor is designed as an open car park covered by the mass of the building. The amenity unit (an envisaged café) opens onto the outdoor space of a micro-square, and the car park is shaded by park greenery in which a small children's playground could be placed.
